April showers bring May flowers!  1265 Main is proud to announce that full landscaping efforts are being coordinated in and around water retention basins and abutting properties along Border Road.  In terms of site work, we anticipate final sub-grades of the Market Basket to be finished this month and a partial installation of asphalt along Market Place Drive and other parking lot areas.  Dw White will continue to excavate material at the Marshall building pad and they anticipate completion of that pad within the next 3-4 weeks.  This month we will begin installing footings for future light poles for site lighting and the  construction on the Market Basket building is on schedule to begin before months end.  The developer, 1265 Main Street LLC, has selected Commodore Builders to perform the construction of the 120,000+ cluster of buildings which is anticipated to be occupied by Marshalls, Market Basket, a Liquor store and an additional 5,500 SF of retail.  Improvements to RTE 117 are currently under construction.  These improvements include new sidewalks, pedestrian access points to the development, new curbing, lane widening and asphalt resurfacing.  We are all looking forward to driving on fresh new pavement as we cruise to the market and shop for groceries!  Enjoy the photos below and please check in with us next month to see the finish product of the work in progress photos below.

APRIL 2013

During the month of April we will begin landscaping, finish up some water line utility work onsite and push to commence the rte 117 improvement work.  The continued focus will be to prepare the building pad locations for Marshalls and Market Basket.  With nearly 200,000CY of material removed over the last two months, Market Basket and Marshalls will begin foundation construction next month.  Additionally in April, 1265 Main will be presenting our sign package to the Zoning Board Board of Appeals for a Variance in Signage.  Carol Johnson and Associates and SGA are among the best Architectural and Landscape design firms in the country, so we are very excited to present these materials.  This month the tenancies of the development were assigned addresses.  Marshalls, Market Basket, Jake and Joe’s and Bone Fish Grill will be situated on the new road known as: Market Place Drive.

Architectural drawings have progressed and 1265 Main is proud to share some of these images with you.  In addition, construction sequencing remains on schedule and the preparations of the Market Basket, and Marshalls building pad locations remain as the major focus of this months work.  Site utility work is near complete and NGRID is finishing up the relocation of a 16″ gas main under Tower Road.  Also this month, 1265 Main will be petitioning the City council for approval of a drive through and fast food service for a proposed Starbucks.  If you love great American brands and great coffee, come out and support the Starbucks application!

The primary focus of work during the month of February 2013, was to establish sub grades, cut in roadways and prepare building pads.  The scope of work during February and March 2013 focusses on the delivery of sub-grades at building pad locations.  As you will see in the subsequent photos, great progress has been made on the targeted scope of work and the project continues to be managed to meet schedule.  Sub-grades for building pad delivery  is on schedule for March/April, while building construction remains on schedule for late spring early summer.  As we near building construction and final grades are established, it is evident that 1265 Main will be a world class,  best in market amenity to the City of Waltham and the surrounding communities.

JANUARY 2013

December 29, 2012 marked the last day of the transmission line outage, heralding the completion of the relocation project.  After two years in planning, the relocation of the 507 & 508 circuit is complete.  The relocation of the transmission lines to the easterly portion of the site, opens up one mile of frontage along route 128 for PhaseI & future development.  Currently, we are blasting a large rock knoll (land that was previously occupied by transmission lines) that will become the future home to the prospective tenants;  Market Basket & Marshalls.  During the month of January we will continue to work to finalize tenancies and tenant related construction drawings, as well as site layout and final grades.  We will continue to install guardrails, roadways, retaining walls and sub-base to meet specific design criteria and to prepare for building construction this spring!

Additionally, on January 24 2013, at 119 School Street at 7pm in Waltham we will have another community meeting, providing an opportunity for the public to ask questions and hear specific details about the project.  Please enjoy the photos below! NOVEMBER 2012

November 2012 marked a major milestone date in the transmission line relocation project.  From November 23 through December 2 the 508   transmission line circuit was successfully relocated to the eastern most portion of the site.  The existing 508 transmission line circuit has been decommissioned and will soon be disassembled.  The end of December will mark the final milestone date in the transmission line relocation project with the relocation of the 507 transmission line circuit.

Another component to the relocation project is; relocating Nstar distribution lines that occupy the same easement as the transmission lines.  November 23 marked the completion of relocating the distribution lines from overhead to underground through phase I buildout.

Blasted ledge rock from the site is being recycled and utilized to build natural looking retaining walls.  The smaller size rock is handled for landscape & decorative walls, while the larger stones are strategically stacked in areas with a large change in grade to create a natural blend into the earth.  These large stone “boulder walls” are predominate along the main boulevard called Border Road.

During the month of November, the development company fulfilled some offsite improvement commitments.  A new dry line sewer pipe was installed in Main Street.  Lane widening, drainage improvements and resetting of curbing on RTE 20 has been completed as well.  Continued offsite improvements to RTE 117 and RTE 20 will be put on hold throughout the winter and continue in the spring of 2013.

With the large scale utility and drainage work complete, the site work continues to take shape very quickly.  Rough grades and building pad elevations are being established.  As a result of the establishment of rough grades, the relocation of the 508 transmission circuit and continued mass earthwork, the continued progress has sparked much interest from many prospective tenants.

During the next few months the developer will sign various tenant agreement leases and begin working on drawings that will eventually translate into tenant fit-up and buildout specifications for construction.

Structure 208A was the most challenging structure to set before the power rollover and final relocation of the 508 circuit.  This was due to the varied differential in proposed future grade vs existing grade.

OCTOBER 2012

October  marked a successful first step in relocating the transmission lines that traverse the site.  Relocating the lines requires three different outage periods so that crews can work in and around the existing high tension wires, to install new mono pole foundations and structures to the east of the site.  October 1 through October 12 was the first scheduled outage, enabling crews to perform a temporary relocation of the existing 507 line, which was necessary in order to install the new 508 line during the next scheduled outage in November 23 – December 2.

In addition to the completion of milestone dates as it relates to the relocation of the transmission lines, October also marked the the completion of many milestone dates as it pertains to critical path site work tasks.  For Example, installation of sewer services, water lines, retention ponds, grading and installation of bike path, first layer of asphalt (bike path and roadways to certain limits), curbing, finish grading and completion of pedestrian underpass all were completed on schedule during the month of October.  To date DW White (site contractors) has moved over 600,000 yards of material in order to balance and grade the site and accomodate the relocation of the transmission lines.

7 out of 16 new pole structures were set during the month of October. Here is a great pic of the new poles. Much cleaner look than the existing lines!

November will bring the construction of many new retaining walls as well as the second outage necessary to accomplish the transmission line relocation. Among many other things durin the Month of November, we will also kick off many offsite improvements to RTE 20 and RTE 117 as part of our commitment to the city and the state.
